What Is A Buyer’s Agent Used For? Buyers Agent & Sellers Agent-
I have been representing more Buyers than Sellers lately, which means I have been very busy previewing and tour home listings. I spend several hours a day looking at the MLS, comparing properties and sending out information based on my clients needs and requests. Working with Buyers means I spend more time with people, listening to their needs and wants and matching them with properties I think they will like. I like working with Buyers, solving problems, helping materialize their dreams. The process becomes very personal and the service can last long after the transaction closes.
On the Seller side of real estate, I love marketing properties, telling the story, promoting properties that I truly like and feel they have value in the market place. I am very picky about the properties I represent, mainly because if I do not like the property, I find it nearly impossible to tell the story. Every home has a story and I want to promote the story in the best light to help find the right buyer. A typical listing agent will list any property, regardless of their personal views about a property. Their 3 P’s approach to selling then becomes their marketing strategy: Put the listing in the MLS, Post a sign on the property and Pray.
I list only properties that I like and that I know I can sell through a comprehensive marketing strategy.

Below are answers from many sources, that address the pluses for using a buyers agent when purchasing a home.
Q: What is a “Buyer’s Agent” ?What does this mean?
A: Having a good buyers agent is key to successful real estate transactions. A Buyers agent can walk you through the buying process, at no cost to you. They will be able to be the giver of advice, schedule appointments, explain to you about neighborhoods and properties. They will negotiate on your behalf and write up contracts for you. Its a great service, and its free. Why not take advantage of it? The listing agent has a fiduciary duty to the seller first and foremost. It would be in your best interest to work with a Realtor (who under these circumstances would be the Buyer’s agent) to represent you.
Consider this viewpoint, if you were getting sued, would you hire the same attorney of the person suing you? Of course not. You need someone who will fight for your interests/rights diligently.
A: Every person is entitled to their own representation. A buyer’s agent is an agent who works with buyers, not sellers. The listing agent’s first responsibility is with the seller. If you use the same agent, it is considered dual agency. In other words, that agent will represent both sides. A qualified experienced agent can represent both sides fairly, think mediator. Most buyer’s agents do not cost the buyer a commission since most are paid by the seller.
A: You are not required to work with the listing agent to see any house. It is almost always to your advantage and will almost never cost you anything to have your own agent. This is a buyers agent.
A: A buyers agent also called “selling agent” is a real estate agent that shows homes and matches buyers to homes. They work hand-in-hand with “listing agents” who have a contract with a person or banks to list their property on the market.
A: A buyers agent works only for the buyer. A dual agent is able to show ALL listings.
